When problems are found, you won't be left guessing what comes next. 15+ years of construction expertise behind every report.
"Brian found issues two other inspectors missed. Saved us from a nightmare purchase."
— West Michigan HomebuyerWhy Coast Line
15+ years swinging a hammer means we know what we're looking at — and exactly what it takes to fix it.
We don't just flag issues — we explain structural impact and real repair costs. Most inspectors can't do that.
Your clients get a complete, detailed report the same day. No waiting. No uncertainty. Deals keep moving.
Appraisal-required repairs? We handle them in-house. One call, no contractor runaround, faster closings.
The Difference
A clipboard and a checklist only get you so far. Brian inspects every property with the eye of someone who has actually built, repaired, and rebuilt homes for over fifteen years — so you get answers, not just a list of question marks.
Set headers, sistered joists, replaced subfloor by hand. Brian reads load paths, settling, and framing defects the way a builder does — not from a textbook.
The spaces other inspectors skip are the ones Brian crawls into. Moisture, grading, footings, and the early signs of trouble that turn into five-figure repairs.
In-line camera inspection of the main line — root intrusion, bellies, breaks, and collapse found before they become a flooded basement and a $15,000 bill.
Panels, wiring, supply and drain systems, water heaters. Brian flags safety hazards and code issues — and tells you what they actually take to correct.
Active leaks, failing flashing, attic ventilation, and the hidden water damage that quietly rots a home from the inside out.
Because he's done the work, Brian can tell you what a finding really costs to fix — priceless leverage when it's time to negotiate a deal.

About Brian
Brian Puffenberger founded Coast Line Home Inspections on one simple premise: a home inspector should be able to tell you exactly what a problem is, what caused it, and what it costs to fix it.
With over 15 years in construction and a real estate background since 2011, Brian brings something most inspectors simply can't offer — he's actually done the work. He's installed the joists, replaced the subfloor, set the headers. When he walks through a property, he sees it the way a builder does.
That difference shows up in every report, every conversation, and every client that calls him back for their next deal.

Yes. A camera inspection of your main sewer line can be added to any inspection. It reveals root intrusion, blockages, breaks, and collapse before they turn into a five-figure emergency.
